You’ve Got Questions–We’ve Got Answers

How do I go about renting an apartment?

Here at Tristan Estates LLC, we try to keep things simple.

First, you would either request a showing of a particular property you are interested in or be guided by our office staff to what we have available to fit your needs. This can be done in person at our office on 1730 W Kilbourn Avenue, or by calling our friendly office staff at 414-455-3965.

Second, you would fill out our Application for Tenancy and the Rental Reference Release forms, which we will use to check previous rental history and/or credit history.

Lastly, when you have been approved, we will use a secure third-party site to send an unsigned copy of our lease for you to return. For groups of four or larger, we will request to sign leasing documents in person. Security deposits are due within two weeks of this signing.

How much is a security deposit?

Our security deposit policy is either $750 per person or one month’s rent, whichever is greater.

When will my security deposit be returned?

Security deposits are mailed within 21 days of the last day of your lease. We walk through each apartment at lease end, which the tenant is encouraged to attend, where you can fill out the necessary paperwork with your forwarding address. 

Are any of your apartments furnished?

Furnishings are negotiable between current and future tenants, with agreeance of all parties. If you are looking for a furnished apartment, please ask us upon inquiring.

Do you allow pets in your apartments?

Pets are allowed only in certain apartments. Our pet policy for those apartments is that all animals are subject to an additional monthly fee. We must also meet the animal prior to approving it to live in the apartment with you. If approved, copies of all wellness papers will be requested prior to the time of lease signing, where a Pet Contract is also signed. 

Are utilities included in the monthly rent?

Some properties have utilities included and some do not. The individual property pages on our web-site will give you this necessary information, or you may call our office with any questions you may have.

If utilities are not included, how do I know how much utilities will cost me?

Please call WE Energies at 1-800-242-9137. They can give you the highest, the lowest or the average bill for any address in the city and from this, you may estimate your costs.

Do your apartments have internet?

All of our apartments are internet ready. All you need to do is connect with a provider for service. In our experience, Charter/Spectrum and AT&T seem to be the top choice amongst our tenants. We do not allow satellite dishes to be installed on any surface of the building. If this is of interest, please call the office to discuss your options.

Is laundry available?

All of our properties offer either on-site coin laundry, laundry in unit hookups, or are close to our private laundry facilities.

Should I get renters insurance?

We always advise all our residents to purchase renters insurance. It is relatively inexpensive and offered by many different companies.

How can I verify the reputation of Tristan Estates LLC?

We advise parents and student to contact the Marquette Office of Off-Campus Housing, headed by Dan Bergen at (414) 288-7281.

When is my monthly rent due and what happens if I am late?

Rent is always due on the 1st of the month with a 5 day grace period. If you pay after the 5th of the month, a $5 per day late fee retroactive to the 1st of the month will be charged. This means that you will be responsible for a $25 fee on the 6th of the month and $5 for each additional day late. We understand the hectic schedule of students and we work with all tenants to motivate timely payments, from setting up automatic bill pays to semester payments from loan disbursements to monthly phone calls nudging you along.

What if my rent check bounces?

All checks returned to us as nonsufficient funds (NSF) are charged a $75 NSF fee. Your first NSF check will not accrue late fees. Should we receive a second NSF check any time from the same tenant, rent will be considered late and the associated late fees will be charged.

When are your leasing periods?

We offer leases from June 1st - May 25th and from August 1st - July 25th. If you are expecting to move in before the 1st, we try our best to coordinate with current tenants and our staff in order to get the unit move-in ready. You would be charged a prorated fee depending on the move-in date and rent. 

Do you offer two-year leases?

We are happy to consider a two-year lease term to any of our residents.

Do you offer short term leases?

We only offer annual leases but often have students who need to sublease on a semester basis and we are always happy to assist with this.

What if I lose my keys?

We charge a $25 fee per key for any replacement keys made, in addition to a $75 Lock Out Fee.
